The brief

Design, supply, install and commissioning of mechanical, electrical and public health services to a new build 12 storey commercial office, provided shell and core & Cat ‘A’ fit-out. The S1 building development will comprise of 204,000 sq ft of office accommodation with two retail units at Ground level.


Services included above ground drainage, domestic water services, natural gas, dry risers, sprinklers, general vent, smoke vent, BMS controls, LTHW, CHW, HV Distribution, packaged sub-station, LV distribution, metering system, photovoltaics, general & emergency lighting, LV distribution, lighting controls, small power, fire alarm, voice alarm, access control, CCTV, Intercom, structured cabling, lightning protection and disabled alarms.

The project has a focus on environmental performance and energy efficiency, utilising measures such as connecting to the district heating system, using highly efficient cooling, applying low g-value glazing and a highly efficient lighting design to drive down the overall building energy demand.

The project team at S1 Kings Cross completed a challenging crane lift which consisted of 2 smoke extract fans, attenuator and steel framework.

There were significant spatial constraints that needed to be overcome when planning the lift and it was completed successfully.

Despite working through the height of the pandemic and commissioning extremely complex systems; the team showed real dedication and worked well, together with our supply chain, to complete the works to a high standard.

What we did for this project...

We have a fully integrated design and build capability across the group, including 3D coordination and Building Information Modelling. By developing the design and being fully involved in the early stages of a project, we can provide timely design solutions and verification.

The group provides a range of specialist skills encompassing engineering, design, installation, and maintenance. The combined experience, knowledge and expertise of all five divisions enables the group to develop and implement fully-integrated solutions for some of the most complex and demanding mechanical, electrical and public health engineering installations.
