The brief

This residential development consists of 325 apartments (ranging from studios to one, two and three beds) within a 34 storey tower. Residents will have access to a fully equipped gymnasium, residents lounge, roof terrace, garden and cinema.

Briggs & Forrester are responsible for providing the design, supply, install and commissioning of the mechanical, electrical and public health infrastructure and fit out services to all amenity and residential areas

Briggs & Forrester used an optimised ventilation strategy with summertime by-pass ad boost function coordinated with the TM59 overheating analysis.

We also utilised pre fabricated bathroom pods which aid programme, reduce waste on site and improve health and safety risks. In addition this allowed for a robust logistics strategy which was required due to the city centre location.

Other factors to consider with regards to the project location were the marine environment requiring careful consideration for any plant open to the elements and the possible affects of increased wind on the programme.

The project was BIM level 2 coordinated in Revit with COBie data drop for building services.

What we did for this project...

We have a fully integrated design and build capability across the group, including 3D coordination and Building Information Modelling. By developing the design and being fully involved in the early stages of a project, we can provide timely design solutions and verification.

The group provides a range of specialist skills encompassing engineering, design, installation, and maintenance. The combined experience, knowledge and expertise of all five divisions enables the group to develop and implement fully-integrated solutions for some of the most complex and demanding mechanical, electrical and public health engineering installations.

We guarantee a smooth handover transition with the project team remaining the main point of contact, the development of commissioning and training plan and regular visits from our team in the months after practical completion.
